Patchett Design Group is providing full civil engineering services for Phase 2 of the Marble Manor Redevelopment, a multi-phase, $190 million effort led by the Southern Nevada Regional Housing Authority, Brinshore Development, and KME Architects to reinvest in one of Las Vegas’ historic public housing communities.
Phase 2 delivers more than 220 new multifamily units and 10,000 SF of commercial space across 16 buildings on a 10-acre infill site. PDG is responsible for grading, drainage, utilities, roadway design, and infrastructure upgrades needed to support higher density, long-term affordability, and future phases of redevelopment.
The legacy site requires careful early-risk management, including utility relocations, stormwater solutions within constrained urban boundaries, and predictable navigation through the City of Las Vegas and LVVWD review.

Patchett Design Group is providing full civil engineering services for The LAB Luxury Accessory Building, a three-building, 110,000-square-foot development designed for high-end vehicle storage, private suites, and specialty automotive amenities. The project includes site planning, grading, drainage, and utility design to support flexible tenant configurations and premium owner experience.

Patchett Design Group provided full civil engineering services for the replacement of Bridger Middle School, a 170,526-square-foot campus on a 10.3-acre site serving 1,150 students. A major early-risk item was fire-flow capacity; PDG designed and permitted approximately 400 linear feet of new public water main to meet demand and support the school’s operational needs. The project included grading, drainage, utilities, and site circulation design, along with new parking lots, athletic courts, a bus loop, and a central courtyard. By resolving infrastructure constraints early and coordinating with the City of North Las Vegas Public Works, PDG helped deliver a predictable permitting path and a clean, buildable civil package.

Patchett Design Group is providing full civil engineering services for the Tradewinds Multifamily development, a 146-unit community consisting of three residential buildings in the City of Henderson. The project includes site engineering, grading, drainage, and utility design to support efficient site circulation, fire access, parking, and long-term operational needs.
PDG’s approach focuses on resolving early site constraints, optimizing building and parking layouts, and delivering stormwater and utility solutions that comply with City and regional requirements. Coordination with local agencies and the design team ensures a predictable permitting process and a clean, buildable civil package that minimizes construction risk.

Patchett Design Group provided full civil engineering services for Community Ambulance’s new headquarters. The site included multiple large-diameter regional storm drains (60", 48", and 18") that crossed the property, requiring hydraulic modeling, realignment of an existing pipe, and a new drainage system capable of conveying over 25 cfs. PDG also designed more than 2,300 linear feet of new water and sewer infrastructure in accordance with LVVWD UDACS and City of Henderson standards.

Patchett Design Group was selected to provide full civil engineering services for the Enterprise Windmill Project, a mixed-use development requiring coordinated drainage and utility infrastructure. A central component of the design was a 15-foot-wide drainage easement to safely convey offsite stormwater through the site. PDG completed a detailed hydrologic and hydraulic analysis of the contributing watershed and proposed channel to ensure compliance with local agency standards while preserving the maximum amount of developable area.
The project also included replacement of legacy DCDA backflow preventers with new RPDA assemblies that meet current requirements, along with the design of approximately 338 linear feet of new public sewer. PDG utilized WaterCAD modeling software to verify the water system met Peak Hour, Max Day, and Max Day + Fire Flow demands under UDACS criteria.
By resolving complex drainage and utility needs early in design, PDG reduced permitting risk, improved site layout flexibility, and helped maintain project momentum.

Patchett Design Group is leading civil engineering and mass-grading design for a 90+ acre industrial logistics development planned for nearly 2 million square feet of warehouse and distribution space. The site requires large-scale earthwork balancing approximately 1.5 million cubic yards of cut and 1.5 million cubic yards of fill driven by pad elevations, circulation needs, and early constructability constraints.
Stormwater is managed through a ~20 acre-foot detention basin designed to reduce peak flows, meet Clark County regional drainage criteria, and support long-term industrial operations. PDG’s scope includes grading and drainage design, utility planning, site engineering, and multi-agency permitting to deliver a clean, buildable civil package with predictable review.
The development is structured to support large-format industrial tenants, efficient truck circulation, and flexible building configurations backed by mass-grading optimization and infrastructure decisions made early to protect schedule and control cost.
